Vanbarton Group has begun a $10 million redevelopment at its boutique office building located at 45 West 45th Street, which Cushman and Wakefield now exclusively leases.
45 West 45th Street is a 135,534 s/f, full service commercial office building located between 5th and 6th Avenues in Midtown. C&W will lease 45,000 s/f of available office space on the 2nd through 16th floors.
The redevelopment, along with the building’s boutique full-floor spaces, will cater to both traditional and creative office users migrating to the area.
The enhancements consist of a full storefront and lobby renovation including new elevator cab interiors and a state-of-the-art security system, upgraded building infrastructure including a modernized freight elevator and new high-efficiency boiler system, a tenant-amenity roof deck and high quality pre-built improvements to its full-floor office spaces. The improvements began last month and will be complete by year end.
Ethan Silverstein, Douglas Regal and Matthias Li of Cushman & Wakefield are the agents for the building.

Over the next 12 months, 15,000 additional square feet will become available with full-floors ranging in size from 6,000-9,000 s/f with 12-ft slab–to-slab ceiling heights.
