New rooftop 225 Rector Place

With the official arrival of spring and anticipation of warmer weather on high, Related Companies, which just closed its 100th closing at 225 Rector Place, has unveiled a beautifully landscaped rooftop retreat. In keeping with the building’s modern Zen design, interior designer Clodagh, who transformed the building’s interiors, brought her design talents to the lush rooftop terrace and indoor cabana creating a tranquil space for residents to entertain and relax.
“At 225 Rector Place we have created a beautiful space where our residents can both gather with friends and entertain or find a quiet place to enjoy the spectacular waterfront views,” said Sherry Tobak, SVP for Related Companies and director of sales at 225 Rector Place. “By bringing Clodagh’s harmonious design aesthetic to the rooftop and cabana, we were able to design a unique retreat within the bustling city that complements the other gracious amenities located within the building including an indoor lap pool, steam room and fitness center.”
Located in the heart of Battery Park City, the luxury condominium offers an expansive residents-only rooftop escape, complete with two quiet terrace lounges with relaxed seating and an outdoor grilling and dining area. Directly adjoining the terrace, the enclosed cabana features a stainless steel prep kitchen, seating areas, a powder room and dining for up to eight.
Now 70 percent sold, 225 Rector Place is currently offering a variety of studio and one-bedroom units, ranging in size from 560 to 1024 square feet. A select number of two- and three-bedrooms are also still available, as well as the development’s spectacular penthouses. Pricing begins at $500,000.

93 Worth now 70 percent sold

93 Worth, the newly restored and modernized Tribeca new development conversion, is now over 70 percent sold and in contract. In less than 4 months, 65 units have gone into contract and another 10 are currently in negotiation out of building’s 91 units. The announcement by IGI USA (Izaki Group Investments USA) and CORE, the exclusive sales and marketing firm for 93 Worth, marks a high demand for inventory in Tribeca, especially among residents of Downtown Manhattan.
“We are seeing an influx of interested buyers who currently live in Tribeca and are looking to buy new inventory,” said Shaun Osher, CEO of CORE. “Buyers are drawn to the building’s exceptional restoration and its prime location where a tremendous amount of residential and commercial growth has occurred.”
On Worth Street, between Broadway and Church Street, 93 Worth was transformed into 92 loft residences by Eran Chen of ODA-Architecture P.C. who served as architect-of-record on the transformation of the former Tribeca textile factory building.
“Today’s buying culture resembles, if not surpasses, the so-called peak of the condo boom of 2006 and 2007, said Doron Zwickel, the director of sales at 93 Worth. “Attesting to this fact are the 12 price amendments we have filed since the project’s opening.”
Residences within this historic, 18-story building include studios, one, two, three and four bedroom residences, in addition to seven penthouses. Features of these restored lofts include oversized, custom 7-foot windows, solid wood doors, high ceilings, original exposed steel columns, 7-inch wide white oak plank floors and private laundry.
“There has been a strong demand for an architectural conversion of this quality and detail in the neighborhood,” says Eldad Blaustein, CEO of IGI USA. “Interested buyers are attracted to the building’s history as well as its high-end amenities.”
93 Worth’s amenities include a dog washing station, bicycle storage and available private storage.

Green, artsy new building
for Hoboken

Bijou Properties announces the launch of Edge Lofts, a unique collection of 35 stylish rental residences located at 1405 Clinton Street on the north end of Hoboken.
The boutique six-story building features modern loft-style residences, a private garden terrace, a smoke-free environment, artist gallery space and an abundance of “green” features that have it on pace to receive LEED for Homes Platinum certification from the U.S. Green Building Council.
A mix of one-, two- and three-bedroom residences are available for immediate occupancy. Monthly rents start at $2,645.
Bijou is transforming a stretch of properties along 14th Street. Recent efforts include the development and sell-out of the LEED Gold-certified Garden Street Lofts luxury condominium building, the historic conversion of the former Hostess Factory and the creation of Garden Street Mews, a cobblestoned, tree-lined mews for pedestrian use which is home to the Hoboken Family Farmers Market.
Designed by Marchetto Higgins Stieve Architects, Edge Lofts features a brick-and-glass exterior. The south façade will be covered by a living wall of ivy to provide thermal, acoustical and aesthetic benefits, while architectural sunshades will reduce direct sun absorption at the southern corners.
Edge Lofts also features 1,250 s/f of ground floor retail space, as well as dedicated artist and gallery space.
A unique collection of premium residences feature expansive living spaces flooded with natural light and sleek modern design. Sophisticated finishes and appointments include dramatic 10’3” ceilings and 8’-high doors that create a loft-like feel, reclaimed antique oak hardwood flooring, central heat and air conditioning and a washer and dryer in every home. Kitchens feature imported Italian recycled tile floors and ducted range exhaust fans, while baths offer true cast iron Kohler Bellwether tubs.
Homes are environmentally healthy and responsible with fresh air filtration systems, open cell spray foam insulation for maximum air and moisture control, superior sound insulation, zero VOC paint and more. Most residences also offer private balconies and terraces.
