Adams & Co. announced the following leases:
• A 2,750 s/f new lease for James Thompson and Co. at 463 Seventh Avenue. The fabric company will use the space on the 16th floor as offices. David Levy, principal, represented the landlord, The Arsenal Company, while Richard Price of EVO Real Estate Group represented the tenant. Asking rent was $60 per square foot.
• A 9,440 s/f relocation and expansion for Trimfit within 463 Seventh Avenue. The children’s apparel company, which previously occupied 2,634 s/fon the 15th floor of the Garment District building, is moving its office and showroom to a larger layout on the 13th floor. David Levy represented the tenant and the landlord, The Arsenal Company. Asking rent was $58 per square foot.

Cushman & Wakefield secured a 10-year, 6,110 s/f lease for United Neighborhood Houses (UNH) at The Lawrence Group’s 45 Broadway. Founded nearly 100 years ago, United Neighborhood Houses is a membership organization of 37 settlement houses whose neighborhood based services help improve the lives of a half million needy New Yorkers each year. Debra Wollens, director, and David Lebenstein, Executive Managing Director and co-head of Cushman & Wakefield’s Not-for-Profit Practice Group, represented United Neighborhood Houses. Dan Ginsberg, of the Lawrence Group, represented the landlord in-house.

CBRE Group, Inc. announced the firm’s latest under-20,000 s/f office leasing transactions in Manhattan:
• CBRE’s Stuart Siegel represented SY Partners in an 18,849 s/f lease at 395 Hudson Street on the partial eighth floor. The term is eleven years. Cushman & Wakefield represented the landlord.
• CBRE’s Clyde Reetz represented Stifel Financial Corp. at 640 Fifth Avenue in a 16,000 s/f renewal for the entire ninth floor. Jared Solomon of Vornado represented the landlord in-house.
• CBRE’s Sam Mann and Clyde Reetz represented The Week Publications in a 12,538 s/f renewal at 55 West 39th Street, comprising the entire fifth and partial second and sixth floors. Steinberg & Pokoik represented the landlord.

Bussel Realty Corp. (BRC) announced Kalustyan Corp has fully-leased 70 East Willow Street in Millburn, New Jersey, a 53,500 s/f industrial property. James Hodgkins, vice president, represented Kalustyan Corp, and Steve Bussel, president, and David Blitt, senior vice president, represented the owner, Binyan Realty Corp. Kalustyan Corp will utilize the property for bagged spice storage and distribution to customers in the region. Located on 2.3 acres, 70 East Willow Street is near I-78, Route 24 and the New Jersey Turnpike.

NAI James E. Hanson negotiated a lease for 9,250 s/f of industrial space at 6 William Demarest Place in Waldwick to Armistead Mechanical, Inc., anindustrial piping contractor. Ken Lundberg, SIOR, Dominic Fittizzi, and Patrick Lennon presented the landlord, Waldwick III Associates. Armistead Mechanical is one of largest employers of plumbers and pipefitters in New Jersey and the Hudson Valley. Its current headquarters on Hooper Avenue is directly across the street from this new location. Located near Route 17, the proeprty has 9,250 s/f of space including 3,500 s/f of office space. With one tailgate and one drive-in, the building allows for Armistead Mechanical to store and transfer equipment and supplies.

Wireless voice and data communications services provider T-Mobile has leased 2,000 s/f of space at Rutgers Plaza in Franklin Township, becoming the latest tenant to join the retail mix at this premier Somerset County shopping destination. Levin Management Corporation (LMC) serves as exclusive leasing and managing agent for the 266,000 s/f center. LMC’s leasing representative Jordan Korris negotiated the long-term lease.
