Garden Commercial Properties, a subsidiary of Garden Homes, announced that it has signed ten new leases for more than 75 percent of the available commercial space at Fair Lawn Promenade, a mixed-use community currently under construction along Route 208.
The office component of the development will be anchored by TKL Research, Inc., a clinical research organization, which signed a long-term lease for 25,000 s/f.
TKL will occupy the entire second floor and a portion of the first floor at One Promenade Boulevard, one of three commercial buildings within the development.
Upon completion, Fair Lawn Promenade will consist of 65,000 s/f of retail, service and office space, as well as 150 luxury rental apartments with garage parking.
“Since announcing the start of construction last year, we’ve maintained a very high level of interest in our commercial offerings,” said Scott Loventhal, director of development for Garden Homes, which is developing the project. “This leasing velocity is reflective of a clear trend of prospective tenants looking for quality space with a town-center feel.”
In addition to TKL, Garden Commercial Properties has signed leases with several Starbucks, Qdoba, Wireless Depot, Anthony’s Coal Fired Pizza, European Wax, Noodles & Company, Massage Envy, Habit Burger, and Cups Frozen Yogurt.
The commercial portion of Fair Lawn Promenade was designed by Rotwein + Blake Architects. Leasing for the development’s residential portion, which was designed by Appel Design Group, is expected to commence shortly.
