Colliers Secures First Lease at Billion-Dollar Live-Work-Play Development on Long Island

Colliers, the leading global commercial real estate services firm, partnered with TRITEC Real Estate Company to lease 195,000 square feet of retail space at Station Yards. Today, the firm announced it has arranged the first lease at the best-in-class mixed-use project on Long Island for Great South Bay Brewery. A Colliers team led by Vice Presidents Maria Valanzano and Steven D’Orazio — with the support of Jake Horowitz, Associate Vice President — represented both the landlord and tenant in the transaction. 

Great South Bay Brewery will be taking a 8,428 square foot space at the development. Founded in 2009 and owned by the Davis family, Great South Bay Brewery is known for its award winning craft ales and lagers. The brewery’s new location will offer food, live music, golf simulators, events and more.  

The billion-dollar housing-retail-office Station Yards project, also known as the Ronkonkoma Hub, is slated to be completed in 2024 and will reinvent the area’s community as a true live-work-play location. Station Yards is the largest transit oriented development in over 50 years on Long Island and is pioneering the future of mixed-use space. At full build-out, Station Yards will consist of 1,450 apartments, 360,000 square feet of office space and 60,000 square feet of community and hospitality space, in addition to 195,000 square feet of retail space. TRITEC completed the first phase of the project of 489 apartment homes, Alston Station Yards, in 2021. The current development phase includes building 388 apartment homes, 70,000 square feet of retail space, 16,500 square feet of office and a public plaza.

Situated two blocks away from the Ronkonkoma Train Station – the busiest railway station in Suffolk County transporting 17,000 riders every day to New York’s Penn Station – the live-work-play development will be extremely  attractive to commuters, those who work in the local area, families with children and more.

Station Yards is located immediately off Exit 60 of the Long Island Expressway and adjacent to the Long Island MacArthur Airport. Spanning 53+ acres surrounding the Ronkonkoma Long Island Railroad Station, it offers commuters and visitors seamless access and will further draw shoppers, diners and workers from all over Long Island.
