260,000 s/f deal creates corporate campus for ad powerhouse

Trinity Real Estate and Havas have finalized a 15-year lease for 260,000 s/f of space on Hudson Street, creating an urban corporate campus for the global advertising and communications services group it was announced by Trinity Real Estate president Jason D. Pizer.
“Having been our tenant at 350 Hudson for many years, Havas has been instrumental in establishing Hudson Square as a hub for ‘creative collar’ companies,” said Pizer.
“This long-term commitment demonstrates the firm’s belief in this community as a vital center for business and its potential for continued growth. We are delighted that they remain our dedicated partners in the evolution of Hudson Square.”
Havas will occupy approximately 225,000 s/f on the 2nd through 8th floors at 200 Hudson Street as well as approximately 31,000 s/f on the 9th floor of 205 Hudson Street and 4,000 s/f of storage space at 1 Hudson Square.
Havas is part of Hudson Square’s continuously expanding roster of creative, media, corporate, arts and nonprofit companies including Viacom, Horizon Media, WNYC New York Public Radio/Jerome L. Greene Performance Space, CBS Radio East, New York Magazine, Postworks New York, Two Sigma Investments, 3.1 Phillip Lim, Splashlight Photographic and Digital Studios, Atlantic Philanthropies, The Children’s Museum of the Arts, The Jackie Robinson Foundation, National Audubon Society and others.

“We believe that clients are increasingly looking today for agency partners who understand both brand and digital, who can work seamlessly across media and creative and who actually do the hard work of integration for them rather than leaving it to be the clients’ problem,” said David Jones, Global CEO, Havas.
“This move reflects our desire to reinforce the structural advantage and superior integration of Havas compared to the other big communication groups.
“Putting the media and creative agencies in the same building as we have in other parts of the world such as Paris, Chicago, Boston and Shanghai is another important step to delivering better for our clients,” added Jones.
Originally constructed in 1920, 200 Hudson Street is a 12-story, 370,000 s/f building that is currently home to Heartbeat Digital, Weiss Manfredi Architects, LLP and 92YTriBeCa, the downtown extension of the world-renowned Jewish cultural, educational and community center.
The adjacent 205 Hudson Street is also 12 stories and comprises 401,000 square feet. The building’s tenant roster includes OneKingsLane, The Ladders, Serge Nivelle Photography and TriBeCa Rooftop. Asking rents at 200 and 205 Hudson are in the mid to upper $40s per square foot.
Trinity was represented by Pizer and Marc Packman as well as Robert Constable and Andrew Peretz of Cushman & Wakefield, Inc. in the negotiations while Havas was represented by David Falk and Jason Greenstein of Newmark Knight Frank.
