McGowan completes $45M Marriott Residence Inn

McGowan provided Construction Management services to build a Residence Inn Hotel by Marriott, the brand’s long-term stay product, converting a 200,000, 19-story office building into a new hotel with 243 guest rooms.

170 Broadway is located in the World Trade Center District directly across from Trinity Church.

The project was developed by Highgate Hotels, Carlyle Group and Tribeca Holdings and designed by Stonehill & Taylor Architects.

McGowan was selected as the Construction Management firm given the firm’s experience in completing projects in existing New York buildings with significant structural modification details.

The project called for close attention to public safety and logistical challenges as the project’s location along Broadway at Chambers Street presented continuous pedestrian traffic and limited access to adjacent street space for deliveries and the project’s hoist.

The building’s interiors were demolished and all new hotel common areas, guest rooms, new windows, new MEP systems, elevators and new egress stairs installed.

In addition, the project included removing one of the elevator shafts to increase floor efficiency and removing one of the building’s lower levels and constructing a new penthouse floor to house new mechanical systems.

In addition, the newly developed hotel will feature a sky lobby, new restaurant space on its third floor and a three-story retail store space along Broadway requiring major structural steel work.
