NoHo boutique promising Great things

37 Great Jones, a new luxury rental building in NoHo, is set to open for sales.

Developer Roland Dib, of Dib Management & Development, announced the four-unit building’s apartments will be ready for occupancy in January of 2014.

“There is great interest in this building because of the popularity and attraction of this special block and neighborhood,ˮ said Dib, whose Brooklyn-based company has completed over $100 million dollars in commercial and residential projects throughout the United States and Europe.

The five-story 1917 landmarked former industrial building has been converted to a boutique luxury rental with a three-bedroom penthouse as well as three full-floor apartments and ground floor retail space.

Architect Joseph Pell Lombardi has redesigned the building that is also getting a sixth-floor addition.

According to Dib, 37 Great Jones rents are expected to range from $25,000 a month for the penthouse to between $10,000 – $12,000 a month for each of the units below.

The residences will have keyed elevator access, 11 ft. ceilings, washer/dryer, Caesar Stone countertop kitchens with Thermadore appliances and 22-bottle wine coolers, walk-in closets, master bathrooms with Kohler bathtubs, imported Italian tile and double sinks and second bathrooms fitted with steam showers.

The living rooms have three floor-to-ceiling double French doors with balconies and LED mood dimmable ceiling light.

● River Terrace Apartments, LLC
Model brings out buyers

Elaine Diratz, a managing director at Corcoran Sunshine Marketing Group, announced that 515 East 72, a luxury condominium between York Avenue and the East River, is more than 90 percent sold.

The building is showcasing one, two, three and four bedroom Tower Residences with prices range from $1.66 million to over $4 million.

“The rapid sales volume at 515 East 72 is attributed to the buyer’s understanding of the quality and value of this building,ˮ said Diratz.

“There is no other building on the Upper East Side that provides the extraordinary views, new construction of the highest quality and unparalleled, luxury hotel style amenities and services in the price range available at 515 East 72.”

The model apartment designed by Mariette Himes Gomez, an AD 100 interior designer, created buzz for the building, explained Diratz. This interest drew buyers from the neighborhood as well as from overseas.

Park ‘n pride

The Lightstone Group announced that Gantry Park Landing, which officially launched in July, has leased 120 of its 199 units.

Exclusively leased by aptsandlofts.com, the Long Island City rental building at 2-14 50th Avenue is named for its close proximity to Gantry State Park.

Pricing begins at $2,050 for a studio, $2,600 for a one-bedroom, $3,400 for a two-bedroom and $4,810 for a three-bedroom home.

“By reaching 60 percent leased in this short time frame, it is evident that we’ve accomplished our goal of exceeding the expectations of Long Island City renters,” said Mitchell Hochberg, president of The Lightstone Group, the developer.“

David Maundrell from aptsandlofts said a combination of location, interior design concepts, and proximity to the 7 train, has set the building apart from some of the other waterfront buildings.

The building offers a concierge, 24-hour doorman, pet spa and bike storage as well as amenities such as a movie screening area, kitchen for hosting larger dinner parties and an outdoor terrace.

Williamsburg rental ahead of the crowds

Three weeks after hitting the market, 53 Broadway, a 75-unit new rental building in South Williamsburg has leased over two thirds of its available apartments.

Developed and owned by Adam America, a New York City-based real estate development group, in partnership with The Horizon Group the seven-story building is comprised of studios, one-bedrooms, one-bedrooms with dens, and two-bedroom apartments.

Every apartment also features an individually controlled heating and cooling system, spacious closets, and an in-home Asko washer and dryer and some have private outdoor terraces.

“We truly believed in this location as Williamsburg’s next hot spot,” said Omri Sachs, co-founder of Adam America.
“A key philosophy of our development strategy is to seek out and invest in properties in neighborhoods on the verge of a major boom.”

Sachs said the immediate draw to 53 Broadway from renters — 75 percent of whom came from Manhattan — solidifies the fact that South Williamsburg, especially near Broadway and along the waterfront, is prime for growth and a very sought-after place to live.

Preview leasing at Maximilian

Rose Associates announced that a preview leasing period is underway at The Maximilian a full-service luxury building at 5-11 47th Avenue, between Long Island City’s waterfront and the shopping and dining corridor of Vernon Boulevard.

Amy Rose, co-president of Rose Associates, which is handling leasing and management of The Maximilian, said, “This is an opportunity to live in a modern, amenity-rich property that’s positioned in one of the city’s most exciting residential neighborhoods.”

The 12-story building designed by SLCE Architects and developed by O’Connor Capital Partners and Rose Associates has 188 studio, one-, and two-bedroom layouts.

Rents start at $1,975 for studios, $2,530 for one-bedrooms, and $3,490 for two bedrooms.
