Simone Healthcare Development President Guy Leibler was among the featured speakers at the Fourth Annual New York Healthcare Real Estate Summit on February 13 at the New World Stage at 340 West 50th Street in Manhattan. The event, sponsored by Bisnow, brought leading healthcare executives together with real estate, design, and construction professionals in two panel discussions before a standing-room only audience.

In his remarks, Mr. Leibler emphasized the need for hospital systems to expand their outpatient facility portfolios to accommodate the requirements of insurers and regulators. “It’s all about moving people out of the hospital to the extent that’s possible,” Leibler said, citing the enormous cost differential between emergency room treatment and urgent care when dealing with relatively minor injuries and ailments.

Given the complexity of their portfolios, Leibler noted, hospital systems may be best served by bringing in development partners to help conceptualize, design, build and manage new outpatient
healthcare facilities in New York City, Westchester and Long Island in the last year alone.

“Our healthcare development model frees medical service providers from the costs associated with
site selection and construction of the healthcare facilities of tomorrow,” says Mr. Leibler, whose firm just delivered the first-ever “bedless hospital,” a 280,000-square-foot ambulatory surgical center located at Simone’s Hutchinson Metro Center campus in the Bronx, on behalf of Montefiore. “Our approach allows medical providers to concentrate on delivery of services instead of real estate development. If they can imagine it with us, we can acquire, finance and build it.”

Simone Healthcare development has also acquired, designed and delivered new outpatient facilities
for the North Shore – Long Island Jewish Health System, Inc., Mount Sinai Hospital and WESTMED, among others, over the past several years.
