Adams & Co. Real Estate, LLC, Manhattan’s premier full-service real estate firm specializing in property management, brokerage and consulting services, brokered a 9,355-square-foot new lease at 231 West 39th Street for the AKOO/RP55 Group.

Jeff Buslik of Adams & Co. represented the landlord, 231/249 West 39 Street Associates, while Michael Yadgard of Maxwelle New York represented the tenant in the transaction.
AKOO/RP55 Group will be leasing 9,355-square-feet on the 2nd floor for a 12 year lease term; asking price for the space was $45 per-square-foot. AKOO/RP55 Group will use this space as a showroom for it high quality contemporary apparel.

AKOO, A King of Oneself, is a contemporary street wear collection designed for men of exceptional style, character and creativity. The brand was founded by Grammy award winning artist, song writer, music and film producer, and actor, T.I.
231 West 39th Street was built in 1908. The 12-story, 200,000 square foot property, known as the Contemporary Fashion Center, is the home of over 100 fashion showrooms and over 400 different fashion lines. Notable tenants and fashion lines include Hardtail, Hudson Jeans, Shoshanna, Milly, Autumn Cashmere and Joe’s Jeans.

Adams & Co. Real Estate, LLC, Manhattan’s premier full-service real estate firm specializing in property management, brokerage and consulting services, brokered a 2,767-square-foot new lease at 115 Broadway Ave. for the Pegasus Group.
Alan Bonett and Brad Cohn of Adams & Co. represented the tenant, while Sam Spillane, Michael Rizzo, Brad Gerla and Adam Foster of CBRE represented the landlord, Trinity Center LLC, in the transaction.
The Pegasus Group will be leasing 2,767-square-feet on the 17th floor for a 10 year lease term; asking price for the space was $50 per-square-foot. The Pegasus Group will use this space, at this Class-A office building, as executive offices for their real estate development company.

Savitt Partners announced that 530 Seventh Avenue, a premier property located at the epicenter of the Garment District and home to some of the hottest creative brands in the market continues to attract and retain major fashion and creative companies. Damo Textiles, a junior and missy apparel company and sister company Celebrity Pink have inked a 4,900-square-foot lease at the popular Seventh Avenue building. Bob Savitt and Nicole Goetz, represented the Ownership in this transaction, while Marc Schoen and Brian Neugeboren represented the tenant.
Damo Textiles is a wholesale clothing company with over 15 years of experience in off-price junior and missy apparel. The company offers a wide variety of products ranging from trendy basics to contemporary styles.

Celebrity Pink, sister company to Damo Textiles, creates clothes to capture the attention of young trendsetters as well. The company believes that girls can be both fashionable and comfortable without sacrificing fit and it known for its premium denim.

Swig Equities, LLC announced that Jonathan Dean, Senior Vice President, Swig Equities, has completed four new leasing transactions at the newly renovated property, 825 East Gate, Garden City:
Bayada Home Health Care, a lead provider in 24-hour private duty nursing care and clinical services, renewed its 5,700 s/f lease for another five years.
Henry Enterprises, LLC, a legal services company, signed a ten year renewal in its 2,100 square foot office space.

The IBC Group, an independent insurance agency that also provides securities and investment advisory services, renewed its 1,800 square foot office for another seven years. David Sargoy of Brown Harris Stevens is the exclusive leasing agent for the property. Sargoy negotiated the IBC Group
The body detox and cleansing spa Cleansing Concepts signed a new eight year lease for 1,800 square feet. Michael Vitale of Brown Harris Stevens represented Cleansing Concepts in its lease.

New Jersey

The Berger Organization’s announced that the following leases have brought its Robert Treat Center in Newark to 90 percent occupancy. Brendan Berger, vice president, orchestrated the long-term commitments at the 100,000-square-foot, 50 Park Place office tower:
Neurotrope, a biopharmaceutical company, leased 4,000 s/f at 50 Park Place.
Law firm Jacoby & Meyers, a long-time tenant at the property, renewed its lease and added 1,000 s/f for a total of 2,900 s/f.

NAI Hanson announced that AMK USA an existing tenant in the building has expanded and extended its lease to 39,309 sf to meet there customer’s needs.
Located at 131 W. Commercial Avenue in Moonachie, New Jersey, this space sits minutes from Routes 17, 46 and 80 and offers easy access to Interstate 95. The facility features ample office space, 21-foot ceilings, four loading docks, 36’ X 30’ column spacing and a wet sprinkler system.

Jones Lang LaSalle completed two new transactions, totaling 8,600 square feet at The Point at Morristown, located at 36 Cattano Avenue in Morristown, N.J., with building owner Washington Cattano Co. LLC. NorthMarqCapital LLC and Diamond Financial Consultants LLC each signed a lease for 4,300 square feet at the Class A, 25,800-square-foot office building.
Chris Conklin, vice president, and Dan Spero, associate, both with JLL, represented the building owner in both transactions.
NorthMarqCapital inked a long-term lease for 4,300 square feet and occupies the entire sixth floor at 36 Cattano Avenue, which is located between Washington and Prospect streets in downtown Morristown. The commercial real estate lender relocated to the building from its previous offices at 1 Gatehall Drive in Parsippany. The tenant was represented by Harlan Hollander, executive director, with Cushman & Wakefield Inc.
Diamond Financial Consultants signed a long-term lease for 4,300 square feet and will occupy the entire second floor at the building. The financial services firm is relocating to 36 Cattano Avenue from its previous offices at 55 Main Street in Chester. The tenant was represented by Kathryn Oram, sales associate, with Godby Realtors.
The six-story The Point at Morristown is a modern, Energy Star-rated building constructed in 2008.

Cushman & Wakefield announced that Arthur J. Gallagher & Co. has leased 51,000 square feet at The Crossings at Jefferson Park, owned by a joint venture of Vision Real Estate Partners and Rubenstein Partners. The commercial insurance firm will relocate 300 employees to the recently redeveloped office campus in Whippany from Short Hills, New Jersey, in an expansion of its regional risk management services practice.
The long-term lease marks the first new commitment at The Crossings following its reintroduction to the market. Vision Real Estate Partners and Rubenstein recently completed a multi-million-dollar revitalization and rebranding of the 115 South Jefferson Road property, which offers 525,000 square feet of Class A space in three buildings.
Cushman & Wakefield’s Executive Vice President Marc Trevisan, Jon Williams and Josh Cohen serve as exclusive marketing agents for The Crossings at Jefferson Park. Bryn Cinque and Jim Bailey from Colliers represented Arthur J. Gallagher & Co. in negotiating its lease.
