Lee brings built-to-suit LIC space to market

Lee & Associates NYC has been tapped to lease 53,320 s/f of office space at Jackson Square, a new eight-story mixed-use property at 23-12 Jackson Avenue in Long Island City.

The built-to-suit office space, on floors four through eight, will feature light from four sides of floor-to-ceiling windows, 12 ft. ceilings and unobstructed floor plates, each comprising 10,664 rentable square feet.

“Long Island City is a vibrant business district thanks to great public transportation from seven subway lines and an amazing mix of live-work-play opportunities,” said Kenneth Salzman, SIOR, senior managing director at Lee & Associates who is marketing the space with Corey Horowitz, and Seth Rosen.

“Among the available incentive programs, businesses can take advantage of REAP tax credits of up to $3,000 per employee, significantly off-setting their occupancy costs. That can translate into savings of $25-per-square-foot or more for new built-to-suit construction.”

The Lee NYC retail leasing team of Garry Steinberg and Jaime Schultz will be responsible for the leasing of 30,000 s/f of retail space on the first three levels of the building at 23-20 Jackson Avenue.

The space includes 200 feet of all-glass wraparound frontage on Jackson Avenue and Pearson Street, and faces 1 Court Square.
